Phase 4

Minimizing Disruption

Many of our clients continue living in their homes during renovation. We work with you to establish “live zones” — protected, functional areas kept clean and accessible while active work zones are contained with dust barriers and proper ventilation. We schedule noisy and disruptive work during agreed-upon hours, and we always clean up before the end of each workday.

For clients who prefer to vacate during key phases (e.g., full kitchen demolition), we build this into the project schedule so you can plan accordingly — typically only 2–4 weeks of the total project timeline.

Whole-Home Warranty

Every TurnKey Builds full home remodel is backed by our comprehensive warranty program. We stand behind every trade, every material, and every finish.

How much does a full home remodel cost in South Florida?

Full home remodel costs in South Florida typically range from $100 to $300+ per square foot depending on scope, materials, and structural work. A comprehensive 2,000 sq ft renovation averages $150,000–$400,000. We provide detailed, itemized estimates after an in-home consultation so you know exactly what you’re getting before any work begins.

Most full home remodels take 3–9 months depending on the size of the home, scope of work, and material lead times. A modest renovation of 1,500 sq ft might take 3–4 months, while a large luxury renovation with structural additions can take 7–10 months. We provide a detailed schedule before work begins and update it weekly.

Yes — TurnKey Builds manages the entire permit process from application to final certificate of occupancy. We work with all South Florida municipalities including Boca Raton, Fort Lauderdale, Delray Beach, and West Palm Beach. You never have to speak to a building department or coordinate an inspector.

A full home remodel is broken into four core phases: (1) Design and Planning — drawings, material selection, and permitting; (2) Structural and Rough-In — demolition, framing, electrical, plumbing, and HVAC; (3) Enclosure and Finishes — drywall, tile, cabinets, flooring, and paint; (4) Punch-Out and Inspections — final walkthrough, punch list, and certificate of occupancy.

In many cases, yes. We create a phased schedule that allows you to occupy portions of the home while other areas are under construction. We use dust barriers, contain work zones, and clean up daily. However, during intense phases like full kitchen demolition or primary bathroom work, a temporary relocation of 2–4 weeks may be more comfortable — we’ll discuss this during planning.

Our payment schedule is milestone-based — never front-loaded. Typically: a deposit upon contract signing (usually 10–15%), followed by draws at the completion of each major phase (structural, rough-in, enclosure, finishes). Final payment is due only after the punch list is complete and you’re fully satisfied with the project.
